Zoning Commission Meeting on Tuesday, February 18, 2025 at 7:00 P.M. at the Scioto Township Service Center.

Members Present: Co Chair Wasmus, Gordon, Younkin, and Sherrill.

Co-Chair Wasmus called the Meeting to order at 7:00 P.M.

Gordon made a Motion to accept January 14, 2025 Minutes and Sherrill seconded the Motion. Vote: All Yes

Old Business:  Solar Panels.  Sherrill handed out papers to all of the Board Members.

Fire Safety Plans, Decommission to turn back the land to how it was before.

The Solar Panels should be treated as an Accessory Building and go by those regulations.

It is possible that the slant of the solar panels could be a nuisance for the neighbors.  Zoning Inspector Schulz wants to have restrictions and would be easier to buy the permits by using a credit card

They should have to submit a design of the solar panel and apply for an application.

Brill said that it has to be advertised when there is going to be a vote for the Resolution.

The Solar Panels on the ground should be limited to 8 Feet in height and the setback should be 25 Feet on the side of the home and 80 Feet in the rear and 90 Feet in front of the home.

Roof Solar Panels should not be above the roofline.  The Solar Panels should be Inspected.

The Solar Panels should only serve the Property Owners and could not be shared with others.

Battery Storage- Keep it behind the house and keep it where there would be good ventilation.

There should not be much noise since there are not any moving parts, except for a humming sound.   They should not be placed in a low lying area or where there is any water ponding.  Ask if there is an Erosion Control Plan.  Ask if the County inspects the solar panels.  The solar panel size should go by the same percentage as an Accessory Building does.

The next Meeting is scheduled for March 18, 2025 at 7:00 P.M.

Gordon made a Motion to Adjourn and Younkin seconded.  Vote: All Yes
